So when we ask what's next for Dallas-Fort Worth's real estate prices and the local economy, it helps to look at what's brewing with local commercial and residential real estate.
Listed below are 15 real estate developments that are expected to influence Dallas home prices in 2025. My top picks are numbers 1, 5, and the bonus number 16, which includes a helpful link for anyone interested.

The Texas Stock Exchange (TXSE) "Y'all Street" to rival Wall Street
Y'all Street will launch in Spring 2025 at Weir's Plaza in the Knox-Henderson area before relocating to its permanent location. Named Texas Market Center, it is expected to attract investment and corporate interest across the city. The center will serve as a platform for trading and listing public companies, particularly those from the southeastern United States. Those who know me, know I love playing around with stocks and crypto. I'm looking forward to hanging around Weir Plaza when it all goes down.

Three New Major Data Centers
I never knew Data was such a big thing in DFW until I really dug into this one. The Databank in Red Oak will feature a 292-acre campus that will include eight data centers, totaling 800,000 square feet. Additionally, the Garland Digital Realty project will be a $1 billion investment that will encompass 1 million square feet distributed across five data centers. Furthermore, the Campbell Road Digital Realty will consist of a 45-acre site designed to accommodate four data centers, totaling 1 million square feet.
Newpark Dallas, A Smart District
The upcoming $3.5 billion project will transform the 20-acre district next to City Hall, the Convention Center, and Farmer's Market. This initiative will introduce One New Park, featuring hyper-mixed-use towers across from the Dallas Convention Center and Dallas City Hall, which will include 240,000 sq. ft. of modern office space and 50,000 sq. ft. dedicated to retail and restaurants. Additionally, the project will establish A Smart District, which will encompass over 200,000 sq. ft. of urban retail space, 1,500 residential units, a four-star hotel, and a 1 million sq. ft. education campus catering to students from pre-K through higher education, all integrated with smart and sustainable technologies. The education aspect is really interesting to me. I hope my son gets to enjoy this.

University Hills in Southern Dallas
580 lots will be developed on 270 acres by major homebuilders, DR Horton and Lennar Homes, in South Dallas. Well, they seem to be calling it "Southern Dallas" now. That sounds right and proper. Especially for what they're building. This development will include single-family homes and townhomes ranging from $300,000 to $500,000. Additionally, there will be 1,500 apartments, 1.5 million square feet of retail space, and 50 acres of green space located near Interstate 20 and Lancaster Rd.

Harold Simmons Parks along Trinity River
I absolutely cannot wait to take my family to this one! Let's all plan an outing. This upcoming $325 million project will magnificently transform the 250 acres, with 200 acres preserved as nature areas. This incredible park will feature five overlook parks, an event center, a café, a skate park, a splash pad, and a 40,000 sq. ft. event lawn, providing a vibrant and engaging space for the community to enjoy. Hardwood No. 15
This gorgeous 23-story luxury office tower will offer 340,000 square feet of rentable space conveniently located near Katy Trail and Hardwood's La Rue Perdue. This Class AA office building will feature spa-like amenities, including cold plunges, saunas, and steam rooms. Additionally, it will provide a "technology-forward conferencing center" designed to meet modern business needs. A highlight of the tower will be the 20,000 square foot rooftop park, which will introduce a new dining destination by Harwood Hospitality Group, creating an inviting atmosphere for both work and leisure. Office Conversions in Downtown Dallas to continue expansion
The National is a 52-story, 1.5 million square foot mixed-use redevelopment. The Sinclair Building features luxury apartments and office space designed to create an atmosphere that feels like a private club for its residents. These office conversion developments will continue to expand in 2025.
Henderson Avenue Mixed-Use Development
This metamorphosis of East Henderson happens at the hands of New York-based company, Acadia Realty. This transformation will feature 10 architecturally unique buildings, enhanced landscaped walkways, and 500 underground parking spaces. Additionally, there will be 12,000 sq. ft. of restaurant space, 75,000 sq. ft. of creative office space, and 66,500 sq. ft. of street retail space. You can get more details at this pdf brochure. Southern Gateway Park now Halperin Park in Oak Cliff
Soon a lively park will cover the bustling Highway 35 in Oak Cliff, situated between Ewing and Marsalis Ave, and adjacent to the Dallas Zoo. This park is currently 82% funded and is expected to attract 2 million visitors every year. It will include water park features, green spaces, inclusive children's play areas, a stage and pavilions, outdoor classroom spaces, a building for dining, history exhibits, and a designated area for food trucks. I cannot wait for this one!


Alpine Fossil Creek in Haltom City
There will be 296 multifamily units developed on 15 acres across 10 buildings, with completion expected by 2026. The floorplans will range from 665 to 1367 square feet, and residents will enjoy a variety of amenities, including a pool, gym, clubhouse, walking trails, and fishing areas.
Adeline Mixed-Use Project
The development at Bonnie View Rd. and Hwy I20 will encompass 12 acres, featuring 252 residential spaces ranging from studio to 2-bedroom apartments, alongside 10,000 sq. ft. dedicated to retail, dining, and shopping opportunities. This project will include 20% affordable housing and retail space, with openings occurring in phases between 2025 and 2026 at Bonnie View Rd. and I20.
Highline Square in the Design District
The upcoming project will be a "dynamic urban getaway" featuring two towers, including a 30-story residential building with 300 units that will boast Dallas's highest pool. Additionally, there will be a 17-story office tower offering 186,000 square feet dedicated to hospitality-inspired workspaces. The development will also include 45,000 square feet of high-end retail, showrooms, and dining options, all with direct access to the Trinity Trail system.
Frisco Developments
The Fields West project will emerge as a 55-acre, $2 billion development featuring apartments, retail spaces, and offices, all conveniently located near the PGA headquarters and the Universal Studios theme park. The Frisco Railhead will take shape as an impressive $3 billion, 80-acre mixed-use development, boasting luxury residential units and entertainment options, all centered around a sprawling 5-acre central park that will include a Vegas-Style hotel. Additionally, the Firefly Park will unfold as a 217-acre project, creating an urban village that encompasses hotels, townhomes, and a stunning 45-acre natural park, enhancing the community's appeal and livability. Frisco just keeps getting better.

Plano's Texas Research Quarter
Coming soon to Plano, a 91-acre life sciences campus, with an investment of $4 billion and encompassing 4 million square feet. It will be designed to accelerate innovations in biotechnology and pharmaceuticals. This state-of-the-art facility is expected to create over 1,000 jobs, significantly contributing to the local economy and advancing the field of life sciences. Way to go Plano!

West Grove in McKinney
This upcoming 52-acre mixed-use development will feature a Whole Foods, a variety of restaurants, luxury apartments, and office space. This project will include 420 multifamily units, 100,000 square feet of office space, and an impressive 500,000 square feet of retail space, along with 3 acres of scattered greenspace, creating a vibrant community for residents and visitors alike.
Universal Kids Studios BONUS
Bonus number 16 and the one I'm most excited for! A $550 million theme park, hospitality, and entertainment complex developed by Universal Studios in Frisco, TX. This exciting project will feature a variety of attractions, including rides, shows, restaurants, shops, and a 300-room hotel. It is expected to have a unique look and feel that distinguishes it from existing Universal Studios locations, fostering an environment that inspires unbridled creativity, discovery, and imagination.
